Common Flood Insurance Questions

Answers to what we hear most often.

No, standard homeowners policies explicitly exclude flooding. This includes storm surge, overflowing rivers or lakes, and heavy rain accumulation. A separate flood insurance policy is required to cover these events, whether through the National Flood Insurance Program (NFIP) or a private carrier.

NFIP policies typically have a 30-day waiting period before coverage begins. Some private flood carriers have shorter waiting periods, sometimes as little as 10 days. If you're purchasing a home and need flood coverage for closing, timing matters. We'll help you plan accordingly.

You don't have to be in a designated flood zone to experience flooding. In fact, about 25% of flood claims come from properties outside of high-risk areas. Florida's flat terrain, heavy rainfall, and hurricane season make flood risk a reality across the state, not just near the coast.

The NFIP is a federal program with standardized rates and coverage limits (up to $250,000 for structure, $100,000 for contents). Private flood insurance is offered by independent carriers and can often provide higher limits, broader coverage, and sometimes lower premiums. We'll compare both options for your property so you can make an informed choice.
